Real Estate SEO in Dubai: How to Compete With Portals

Raaquib Pathan, SEO and AI Search Consultant, Dubai

Last updated October 2026 · 11 min read

Key takeaways

  • Portals own listing searches. Brokerages and developers can win searches for agencies, valuations, property management, communities and named projects.
  • Dubai Land Department's ad permit covers electronic advertisements and real estate promotion platforms, so treat listings on your own site as advertising.
  • As of 16 October 2026, none of Google's 25 structured data features is for real estate listings.
  • In my tests on 20 October 2026, Google AI Mode recommended a review tactic that breaks Google's own Maps policy, and neither AI Mode nor ChatGPT mentioned DLD ad permits.

Real estate SEO in Dubai is the work of making a brokerage's or developer's own pages rank for the property searches that lead to inquiries. It matters most for the searches portals answer poorly. You will rarely outrank Property Finder, Bayut and Dubizzle for a listing search. You can win the agency, seller, landlord, community and off-plan project searches around it.

This guide covers the winnable searches, the Dubai Land Department (DLD) rules for your pages, and where AI answers go wrong.

What is real estate SEO in Dubai, and can you beat the portals?

You can beat the portals on some searches, but rarely on listing searches. Real estate SEO in Dubai pays when a brokerage or developer stops chasing listings and builds pages for the questions portals answer thinly: agencies, valuations, landlords, communities and named projects.

The prize is large. Dubai's property market recorded over 270,000 transactions worth AED 917 billion in 2025, up 20% on 2024, according to the Government of Dubai. Dubai Land Department data then showed transactions worth AED 252 billion in Q1 2026, up 31% in value year on year.

In the United Arab Emirates (UAE), search means Google. Google held 93.47% of UAE search engine market share in September 2026, according to StatCounter.

Brand demand shows the portals' advantage. DataForSEO, a keyword research vendor, estimates 201,000 monthly UAE searches for “property finder” and 135,000 for “bayut”, as of 20 October 2026. The same data puts “real estate agency dubai” at about 2,900. Those searchers want an agency, not a listing, and that is your opening.

The same logic holds for property SEO in the UAE beyond Dubai, though the DLD rules below apply to Dubai only. My UAE search behavior data covers devices and languages in more detail.

Which searches do Bayut and Property Finder own, and which do they leave open?

Bayut and Property Finder own searches for a unit type in a community, because they carry listings from many agencies. They leave open searches where someone needs a person or an explanation: choosing an agency, valuing a home, handing over a rental, comparing communities or researching a project.

I tested the hardest version on 20 October 2026. When I searched Google from the UAE for “how can a Dubai real estate agency outrank Bayut and Property Finder on Google”, Bayut's own homepage came first.

Bar chart comparing monthly UAE searches for five Dubai property queries, showing that agency, off-plan, landlord and investor searches are open to brokerages while listing searches belong to property portals
Portals win listing searches. Agency, off-plan, landlord and investor searches stay open to brokerages and developers. Volumes are DataForSEO vendor estimates for the UAE in English.

Five page types do most of the work for a brokerage:

  • Community guides from your agents' knowledge: buildings, service charges, schools and honest trade-offs.
  • Seller valuation pages by area or building, which reach owners before they list.
  • Landlord pages for property management and leasing.
  • Agent profiles with communities covered, languages and broker details.
  • Project pages for developers and off-plan brokers, published before launch day.

Which off-plan property keywords are worth targeting?

The best off-plan property keywords pair a project, developer or community with a buying question: payment plan, handover date, floor plans or residency. Off-plan means property sold before construction is finished. Generic off-plan terms carry the most volume, but portals and brokers crowd them, so a developer's own page has the strongest claim to its project name.

DataForSEO's vendor estimates for the UAE, checked 20 October 2026, put “off plan property dubai” at about 1,600 searches a month. The same data shows 880 for “off plan property” and 260 for “off plan projects in dubai”. Single project names get far less, but those searchers are close to buying.

As a real estate developer SEO consultant, I build a keyword cluster around each project:

  • [Project name] payment plan, floor plans and handover date
  • [Developer] new launch, with the community name
  • Off-plan apartments or villas in [community]
  • Golden visa property, only where the claim is exact

Dubai Land Department sets the investor golden visa at a property purchase value of AED 2 million or more. It accepts a mortgaged property with a bank no-objection letter and grants a 10-year renewable residence permit. The DLD page does not say whether off-plan property qualifies, so do not promise it on a launch page.

Foreign investment in Dubai real estate reached AED 148.35 billion across 48,445 investments in Q1 2026, up 26%, according to Dubai Land Department.

When I asked Google AI Mode on 20 October 2026 which keywords an off-plan developer in Dubai should target, it gave Russian, French and Mandarin examples and no Arabic ones. Build Arabic project pages anyway; my guide to bilingual SEO in the UAE covers the setup.

What does DLD advertising law mean for your SEO pages?

Dubai Land Department treats online property marketing as advertising that needs a permit. Its ad permit covers electronic advertisements and real estate promotion platforms, alongside print, outdoor ads and launch events. Trakheesi, DLD's online permit system, issues the permit, which costs AED 1,000, or AED 5,000 for project launches.

Every permitted ad also carries a Madmoun QR code, which the Real Estate Regulatory Agency (RERA) at DLD required from 24 April 2023. Buyers scan it to check an ad against DLD records and see whether the property is already sold or rented. “We are constantly keen on enhancing and ensuring transparency in the real estate sector,” said Marwan bin Ghalita, then CEO of RERA, when the service launched.

DLD ruleWhat I recommend on the page

Launch events need their own permitTime launch-page publicity around the permit

DLD treats listing and launch pages as advertising. Each rule above maps to a template change on your site. This is not legal advice; confirm your obligations with DLD.

In my 20 October 2026 tests, neither Google AI Mode nor ChatGPT mentioned the ad permit, Trakheesi or Madmoun. Of the nine pages ranking for “real estate SEO Dubai” that I reviewed the same day, one mentioned Trakheesi.

Permit details on the page give a buyer a way to verify the ad. They also give search engines and AI assistants one consistent fact to repeat.

Which technical and schema fixes actually matter on a property site?

Three fixes matter more than markup: a rule for expired listings, community pages with real local content, and listing text that is not a copy of your portal feed. Structured data, code that labels page content for search engines, will not earn a real estate rich result.

When a unit sells or rents, point its URL to the closest live alternative or its community page, or return a 404 or 410 “not found” status. Sending every dead listing to the homepage helps nobody.

Google's spam policies treat pages targeted at specific regions or cities that funnel users to one page as doorway abuse. Google's scaled content policy covers scraping feeds to generate many pages. A pasted portal feed is text Google already has.

Real estate schema is the most oversold fix. Google's gallery, updated 16 October 2026, lists 25 supported features and none for real estate listings. Schema.org defines a RealEstateListing type, still in its “new” area, but no Google feature uses it.

Common beliefWhat Google's documentation saysWhat to do instead

How do you turn Google traffic into real estate lead generation?

Real estate lead generation from search works when you count every inquiry, including WhatsApp messages and phone calls. Many property inquiries skip the form, so a form-only report undercounts SEO. Track WhatsApp and call clicks as events in Google Analytics 4 (GA4), by page, and match them to your customer relationship management (CRM) system.

For your office listing, Google's guidelines say a virtual office you don't operate from isn't eligible for a Business Profile, and the business name may not include location information.

Reviews need the same discipline. Google's Maps policy bars offering incentives, selectively asking for positive reviews, or requesting specific content. Ask every client the same way, with no suggested wording.

My guide to Google Business Profile setup in Dubai covers verification and the remaining profile rules.

Property leads arrive in WhatsApp and phone calls, so that is where I measure SEO. For a Dubai gold and jewelry retailer, I rebuilt the site around buying-intent pages and earned links from UAE investment websites. From February to July 2025, organic traffic rose 93%, from 4.7K to 9.3K visits, and inquiries through forms, WhatsApp and calls grew fourfold, verified in Google Search Console.

It was retail, not real estate, so read the Dubai retail SEO case study as proof of the tracking method, not of property rankings.

Most property sites I audit have the same three gaps: listing templates without permit details, community pages copied from portal feeds, and WhatsApp leads nobody tracks. As a real estate SEO consultant in Dubai, I map the searches your brokerage or project can realistically win and fix the listing and launch templates. Then I build the community and investor pages portals cover thinly. Every report counts inquiries by page, so you can compare the cost of an organic lead with a portal lead.

How do property brands get named in Google AI Mode and ChatGPT?

Property brands get named in AI answers when their pages state accurate, sourced facts that match what other sites say about them. Google says AI Overviews and AI Mode have no additional requirements beyond normal SEO. Google also says both may split one question into many related searches, a technique it calls query fan-out.

Answer Engine Optimization (AEO) structures a page so AI can lift a direct answer. Generative Engine Optimization (GEO) shapes content and authority so AI tools cite your brand. Both apply in Dubai: Google lists the United Arab Emirates and Arabic as supported for AI Overviews.

I ran three prompts on 20 October 2026. Google AI Overviews did not appear for “real estate SEO Dubai” or for my outrank-Bayut question. Google AI Mode answered two prompts, and ChatGPT, used logged out, answered one.

Comparison panel showing three pieces of Google AI Mode advice on Dubai real estate SEO next to the actual Google and Dubai Land Department rules and the correct action for each
In my tests, Google AI Mode recommended review tactics that break Google's own Maps policy, skipped Arabic keywords and never mentioned DLD ad permits. Pages that state the real rules are a better source for AI answers.

ChatGPT gave the better structure and cited Google's own documentation, but it still missed DLD permits. AI Mode cited small UAE agency blogs and directories.

The missing DLD rules are your opening. A property page that states DLD and Google rules with dated links beats most of what AI Mode cites today.

AI answers also send fewer clicks. A Pew Research Center study of 900 US adults covered Google visits in March 2025. Visits with an AI summary led to a click on a regular result 8% of the time, against 15% without one.

In a March 2026 field experiment published on arXiv by Stephanie T. Wang and colleagues, an AI Mode-only search cut click-through rates by 18.8 percentage points. Both studies are US-only, so read them as a direction for Dubai, not a measurement.

Frequently asked questions

Frequently asked questions
Can a Dubai brokerage outrank Bayut and Property Finder?

Rarely for listing searches such as a unit type in a community, because portals carry listings from many agencies. A brokerage can outrank them with one strong page for each search that needs expertise: choosing an agency, valuing a home, property management, community comparisons and named off-plan projects.

Do listings on my own website need a DLD ad permit?

Dubai Land Department's real estate ad permit covers electronic advertisements and real estate promotion platforms, so treat website listings as advertising. Show permit details and the Madmoun QR code in your templates, and confirm your obligations with DLD or a legal adviser, since this is not legal advice.

Does real estate schema markup help SEO in Dubai?

As of 16 October 2026, Google's structured data gallery lists 25 features and none for real estate listings, so markup earns no special result. Use Organization and BreadcrumbList markup, and put the rest of the effort into accurate, visible content.

Can I ask buyers to mention the community in their Google review?

No, Google's Maps policy bars requested content, incentives and asking only happy customers, though Google AI Mode suggested otherwise in my 20 October 2026 test. Ask every client for an honest review in the same way, with no suggested wording.
